Sale pending

Every parcel on this page is land we own outright and are selling ourselves. There is no agent, no listing commission, and no bank. The terms are identical from one listing to the next: $99 down and a $199 document fee ($298 total) to reserve, no credit check, a fixed monthly payment, 16% interest, and no penalty for paying off early. If a parcel is on this page, it is owner-financed. There are no exceptions and nothing to negotiate.

How to read a listing

Each listing shows two prices. The cash price is what the parcel costs if you pay in full and skip the financing. The monthly payment and term are what it costs if you finance it: pay that amount on the 15th of every month for that many years and the land is yours. The monthly figure already includes interest. The document fee is a one-time $199 charge for preparing the Purchase Agreement and Contract for Deed, invoiced along with the $99 down payment when you reserve.

The parcel number is the county property appraiser's ID for the lot. Type it into the appraiser's website for the county named on the listing and you will see the official record, the aerial photo, the tax history, and the lot lines. The GPS coordinates put you on the parcel in Google Maps or Google Earth. Between those two, you can learn more than we can tell you, and we encourage you to do it before you pay.

Road access: easements means the parcel has legal access through recorded easements or rights of way, but no built road. You could not drive a car to it today. Road access: N/A means we could not confirm access at all. Power: none means there is no electric service at or near the lot. Water and sewer on almost every parcel we sell "would be by well" and "would be by septic," which is a polite way of saying there is neither. These details are what make the land inexpensive, and they are also why most of it is sold for buy-and-hold investment, not for building or camping.

Before you reserve

Reserving holds a parcel for 24 hours while the invoice for the down payment and document fee comes to you by email from payments@lotvestors.com; once paid, both are non-refundable. Please read how owner financing works, including the six contract rules, before you reserve anything. Anything a listing does not answer, ask us through the contact page first. We would much rather answer a question than process a regret.

The Investment Acreage Program, in brief

Most of the parcels we sell are part of our Investment Acreage Program: lots we have hand-picked for their investment potential, not for building. They are inexpensive, they sit in the path of growth (most are between Tampa and Orlando along the I-4 corridor, or in Volusia County west of Daytona), and they carry extremely low property taxes, often under $30 a year. That combination makes them easy to buy and easy to hold for a long time.

They are not buildable at this time. You cannot put a mobile home on one, live in an RV on one, or use one for storage or parking. Many have legal access through recorded easements but no physical road, and no power. If you can reach a parcel, there may be recreational uses like camping or ATVs, but that is a bonus, not the point. The point is a hard asset in a state where roughly a thousand people a day are moving in, for less than the price of a daily coffee.

If that idea is new to you, start with our guide to land banking in Florida, then read how buying from us works. Most of these are not homesites, and we would rather say so now than after you pay.

Questions about the listings

What does sale pending mean on a listing?
Sale pending means someone has reserved that parcel. Their invoice for the $298 is out and the parcel is held for 24 hours; once it is paid, the listing changes to sold and we send the contract, which must be signed within seven days. If the invoice is not paid in time, or the contract is not signed, the parcel is relisted as available. Interested in a pending parcel? Ask us on the contact page and we will tell you if it comes back.
How often do you add new parcels, and how fast do they sell?
We are always sourcing new land and add parcels to the Available Parcels page on a continual basis, so check back often. The cheapest parcels tend to sell quickly, sometimes within days of listing. A parcel shows as sale pending once someone has reserved it and their invoice is out, or the invoice is paid and we are waiting on the signed contract. If the invoice is not paid within 24 hours, or the contract is not signed within seven days, the parcel goes back on the market. Ask us through the contact page and we will let you know when something new is listed.
Why are your properties so cheap?
Two reasons. First, we buy directly from landowners who need or want to sell, often for cash and quickly, so we buy at a discount and pass part of that discount to you. Second, cheap land is usually cheap for concrete reasons: no maintained road, no utilities, not buildable today, or a rural location. We tell you what we know about each parcel on its listing. A low price is a description of what the land is today, not a promise about what it will be worth later.
Are the listing photos of the actual parcel?
Not always. Many of our parcels have no physical access, so photos may be representative of the typical terrain, plants and wildlife of the general area rather than the specific parcel. Where we have real photos of the parcel we say so. The aerial view on the county Property Appraiser site, or the GPS coordinates on the listing dropped into a satellite map, will show you the actual piece of ground. Please look at those before you reserve, and never buy any land from anyone based on photos alone.
Can I visit the property before I buy?
You are welcome to try, but for many of our parcels we do not recommend it. Some parcels have no physical road access: they sit inside subdivisions where the streets were platted but never built, and the only way in is a trail through someone else's land, or nothing at all. Each listing states what we know about road access. Where a parcel has a maintained road or a known trail, the GPS coordinates on the listing will get you there. Where it says no access, please believe it.
Is the $298 refundable if I change my mind?
No. The $99 down payment and the $199 document fee are non-refundable once paid, and so is every monthly payment after that. This is stated on every listing, on our Terms page and on the Owner Financing page. Please do your homework before you reserve: look up the parcel number, call the county Planning and Zoning office, and read the contract terms. If you have questions, ask them first. We would rather talk you out of a parcel than refund one.
