About this parcel
This 1.25 acre parcel is being sold mostly as an investment, but I have been told that people who own land in this are are allowed to come out for recreational and hunting purposes. As one photo shows, there could possibly be access to the area via Big John Drive. I do not know any details on this, but "locals" may know.
I have priced it as an EXTREMELY affordable buy and hold investment. This tract is part of University Highlands, a development that was never completed. Here is an excerpt from the original brochure for this property: "This low price is possible only because University Highlands Investment Acreage is virgin land and does not have roads, drainage or other improvements and none are planned; if development takes place, prices will have to be increased.
You benefit by getting in on the ground floor of this great investment opportunity." I cannot tell you or guarantee that you will be able to access the property. This is an INVESTMENT. Access for camping, etc would be a bonus.
This property is part of my Investment Acreage Program. A lot that has been hand picked for its investment potential. It is not "buildable" at this time.
You cannot put a mobile home on it or live in an RV on it. You cannot use it for storage, as a parking lot or anything similar. If you can access it, there is a possibility it could have recreational uses such as camping, ATVs, etc, but that is not the main purpose of this property.
It is an investment in the future growth of Florida. Over 1000 people move to Florida EVERY DAY. This means great things for people who invest in land.
My Investment Acreage lots are chosen because they are extremely inexpensive and they have extremely low property taxes. This makes them easy to buy and hold. The stock market will eventually crash.
Gold and Silver are not dependable investments and Bitcoin is not an investment at all. Buying and holding land creates wealth and is a real asset. Don't wait to buy land.
Buy land and wait!
The area
University Highlands is one of Volusia County's antiquated paper subdivisions. It carries a DeLand mailing address but lies out along the US 92 corridor (International Speedway Boulevard) between DeLand and Interstate 4, well west of Daytona International Speedway, which sits at 1801 West International Speedway Boulevard in Daytona Beach. The county seat is DeLand.
The original sales brochure said it plainly: the low price was possible only because the land was virgin acreage without roads, drainage or other improvements, and none were planned. That was true then and it is true now. The subdivision is platted into lots and blocks with 60 foot easements between them for legal access, but no roads were ever built. Volusia County lists University Highlands among the nine antiquated subdivisions targeted by its Volusia Forever Small Lot Acquisition Program, and the county itself owns many parcels inside it. That program exists because these lots have little or no physical access and no infrastructure.
Our listing here was priced as an investment, with a note that people who own land in the area have been allowed in for recreation and hunting, and that one photo suggested access via Big John Drive. We could not confirm that, and we said so. Treat any recreational use as a bonus, not a feature you are paying for.
The surrounding land is classic west Volusia: pine flatwoods, saw palmetto, scattered oak hammocks and cypress in the low spots. Tiger Bay State Forest, more than 27,000 acres in the Tomoka River watershed, lies between Daytona Beach and DeLand and shapes the whole landscape between the two cities. Development is concentrated along US 92 near the Speedway and along I-4 and I-95, not out in the plat.
What to check: Volusia County Growth and Resource Management for zoning and future land use on the parcel number, Environmental Management for wetland mapping, the county's small lot program page to understand how the county treats the subdivision, and the FEMA flood map. Ask specifically whether the platted easements are recorded and whether the county would ever permit a driveway. Then decide whether a very cheap lot with very low taxes fits a buy and hold plan; how our owner financing works explains the contract before you put money down.

Questions to settle before you reserve
- Who pays the property taxes during the contract?
- We do, and then we invoice you. Once a year we pay the county property tax bill on the parcel because it is still titled in our name. We then send you an invoice for the amount, which you pay on top of your regular monthly payment. Taxes on most of our investment acreage are very low, often under $50 a year, and the current annual amount is shown on each listing. After you pay off and the deed is in your name, the tax bill comes directly to you.
- What does not buildable at this time mean?
- It means that, as far as we know, the county will not issue a permit to build a home on the parcel today, usually because there is no constructed road, no utilities, or the area was never developed. Our Investment Acreage Program parcels are sold for buy-and-hold investment on exactly that basis. Whether a parcel ever becomes buildable depends on future development, county decisions and infrastructure that may or may not arrive. We cannot predict that, and we do not promise it.
- What does road access: easements mean?
- It means the parcel has legal access on paper but not a constructed road on the ground. In the old platted subdivisions where many of our parcels sit, the developer recorded 25 or 30 foot wide rights of way between the lots. Those easements guarantee that a road could legally be built someday and that you are not landlocked in the legal sense. They do not mean you can drive to the parcel today. Treat easements as an investment feature, not a driveway.
- What is a Contract for Deed, and when do I get the deed?
- A Contract for Deed, also called a Land Contract, is an installment sale. While you are making payments, the parcel stays titled in our company name, Lotvestors LLC, and you hold a contractual right to buy it. When the balance is paid in full, we prepare a deed in your name and record it with the county, and the parcel is officially yours. The contract itself is not recorded in the public records. A sample contract is available before you reserve; ask for one on the contact page.
- Can I build, camp, or park an RV on the parcel?
- Not during the contract. While you are making payments, you cannot live on the land, place a mobile home or RV, build anything, clear, fence, or store items there. After the parcel is paid off and deeded to you, what you can do is up to county zoning and land use rules, and most of our investment acreage is not buildable at this time. If building or camping is your goal, call the county Planning and Zoning office about the specific parcel number before you reserve it.
