Terms of Service

Short and to the point: the rules for using this site and buying a parcel from us.

We are going to keep this short and to the point.

Here are our general Terms and Conditions:

You must be 18 years old to use this site or make any purchases

The down payment and document fee are non-refundable, so please be certain that the property you select will suit your needs.

After you pay the down payment and document fee, within two business days you will receive a Purchase Agreement/Contract for Deed by email via SignNow, an electronic document signing service. You will be able to review the paperwork and "sign" it electronically via your computer or phone.

When the paperwork is sent, it must be accepted and signed within seven days or the contract will be void, the down payment and document fee will be forfeited, and the property will be made available again to the public.

Below is an excerpt from the Contract. Please read and understand before proceeding:

Since so many buyers have misbehaved in the past, breaking local laws and creating liability issues, the following rules are now an important part of the contract:

(a) Buyer will not live on the property or allow any other party to live on the property at any time during this contract.

(b) Buyer will not make any alterations to the property without sellers written consent. This includes, but is not limited to: clearing the property, adding structures or fences of any kind, or leaving items on the property.

(c) Buyer shall comply with all building, zoning and health codes and other applicable laws for use of said property.

(d) Any costs incurred to correct the above, including, but not limited to, trash removal, lot cleanup, fines and permit costs, whether due to the actions of Buyer or others, shall be the sole responsibility of Buyer.

(e) Buyer shall not record this contract in the public records of any public office.

(f) In the event of a violation of any of the conditions above, Buyer will be immediately in default of this contract.

Once a year, we pay the property taxes. Then we invoice you for them.

If your payment is late, a late fee of $35 or 15% of the payment, whichever is greater, is charged.

We always try to work with people and be as flexible as possible, but at some point, If you default on your payment, or any other term of the contract, we will give you a ten day notice to make things right. After that ten days if you still have not taken care of it, you will lose the property. This will not affect your credit in any way, but it still is something neither one of us wants.

Like any typical financing, there is interest. In order to be able to afford to extend owner financing to everyone, we need to charge interest. It is 16%. Pretty high, but better than the 24% to 30% on a typical MasterCard! And, again, if you make extra payments, pay off early, etc, you can save money and avoid interest.

You are buying the property as-is. You are responsible for making sure the property is right for you and you can do what you want to do with it. There are no warranties of any kind, so please do your own research.

That's a lot of it. If you'd like to review the document, please contact us using the form on the contact page and we will be happy to send you a sample copy.

and we will be happy to send you a sample copy.

The rest of the fine print, in plain English

Everything above is the substance of the deal. This section covers the remaining points a buyer should know before reserving a parcel or relying on anything on this website.

Reserving a parcel online

Clicking Reserve on a parcel page and submitting the reservation form is an offer to buy that parcel on the terms shown on its page and on the owner financing page. We email an invoice for the $298 down payment and document fee from payments@lotvestors.com; it is due within 24 hours and is non-refundable once paid. A parcel is marked Sale Pending as soon as it is reserved and is held for 24 hours. If the invoice is not paid in that time, the hold ends and the parcel goes back on the market. Prices, monthly payments, and terms can change until a parcel is reserved; the figures on the parcel page at the moment you reserve are the ones that go on your invoice and into your contract.

Electronic signatures

Your Purchase Agreement and Contract for Deed are delivered by email through SignNow and signed electronically. By reserving a parcel you agree to receive and sign the documents that way. An electronic signature has the same effect as a signature in ink. If the documents are not signed within seven days of being sent, the reservation is void, the down payment and document fee are forfeited, and the parcel goes back on the market.

What we know and what you must verify

Every parcel page lists everything we know about the property: county, parcel number, size, access, utilities, zoning as we understand it, taxes, and GPS coordinates. That information is deemed reliable but is not guaranteed. Photographs may be representative of the general area rather than of the exact parcel. Anything about what you can build, park, camp, or do on the land is a question for the county Planning and Zoning office, not for us, and the answer can change. You are responsible for your own due diligence before you pay; our due diligence guide explains how to do it in an afternoon. All property is sold as-is, where-is, with no warranties of any kind.

Not investment advice

Pages such as land banking in Florida and is this useless land explain how we think about buy-and-hold land. They are our opinions, offered as a courtesy. They are not investment, legal, or tax advice, and nothing on this site promises that any parcel will go up in value. Land can go down in value or become harder to sell. Decide with your own eyes and, if you want it, your own advisors.

Using this website

The text, photographs, and design of this site belong to Lotvestors LLC or are used with permission. You may read, print, and share pages for your own use; you may not copy listings or content onto another website or use automated tools to scrape the site in bulk. Do not attempt to interfere with the site, the reservation system, or the payment process. The on-site chat assistant answers from this site's content and can be wrong; the parcel page and your signed contract control.

Links and third parties

Invoices are issued and paid through our invoicing service, documents are signed through SignNow, and forms are protected by Cloudflare. Each of those companies has its own terms and privacy policy, which apply to the part of the process they handle. Links to county websites, maps, and other outside resources are provided for convenience; we do not control them.

Limits on our responsibility

To the fullest extent the law allows, Lotvestors LLC is not liable for indirect, incidental, or consequential losses arising from the use of this website or from information on it. Our responsibility to a buyer is set out in the signed Purchase Agreement and Contract for Deed, which control over anything on this site if the two ever differ.

Governing law and changes

These terms are governed by the laws of the State of Florida. We may update them; the version on this page when you reserve a parcel is the one that applies to that reservation. Questions about any of this are welcome through the contact page or at contact form, and the FAQ answers the questions we hear most.

Holds and the payment deadline

A reservation holds a parcel for 24 hours while the invoice is open. A parcel is yours, and stays off the market for good, only once the invoice has been paid; an unpaid reservation lapses automatically and the parcel is relisted.

Sale pending, sold, and back on the market

Once a parcel is reserved, its page shows Sale Pending and the Reserve button disappears; once the invoice is paid, the parcel is marked Sold and removed from the site. If the buyer does not sign within seven days, or the contract later ends, the parcel may return to the site as available at a price and on terms we set at that time, which may differ from the earlier listing. Sold parcels are removed from the site. We may decline or cancel a reservation, with a full refund of the down payment and document fee, if a parcel was listed with a material error or was sold through another channel before the invoice was paid.

Payments during the contract

Monthly payments are due on the 15th of each month starting the month after you reserve, by whichever method you chose when you reserved: automatic debit from a checking account, automatic charge to a card, a monthly emailed invoice you pay yourself, or a check or money order by mail. A payment that arrives late is charged the late fee described on the owner financing page. Extra payments and early payoff are welcome at any time with no penalty. Property taxes are paid by us each year and invoiced to you.

Accessibility and contact

We want every buyer to be able to read a listing, reserve a parcel, and sign a contract. If any part of the site or the process is hard to use with assistive technology, tell us and we will help you through it another way; our accessibility statement explains what we aim for. Questions go through the contact form.

Have a question about a parcel?Send it through the contact form. We answer by email, usually within one business day, and we never make sales calls.
