Lotvestors LLC, the company behind VacantFloridaLand.com

A family land company from Sarasota that owns what it sells

We have been buying and selling Florida land since 2015, with thousands of transactions across 23 counties. We are not brokers, we do not run a call center, and we would rather tell you a parcel is wrong for you than sell it to you.

Our story

How a family from Sarasota ended up owning land in 23 counties

VacantFloridaLand.com is owned and operated by Lotvestors LLC, a family-owned land company based in Sarasota, Florida. We started buying and selling land in 2015. Since then we have completed thousands of transactions in 23 Florida counties, from the I-4 corridor in Polk County to Volusia, Putnam, St. Johns, Charlotte, and a long list of places most people have never had a reason to drive through.

We are not a big operation and we do not pretend to be. There is no sales floor, no drip campaign, no closer waiting to call you back. There is a family that likes land, a website, a phone number, and a Contract for Deed that has been refined over a lot of years and a lot of buyers.

Why we sell land the way we do

Most land companies do one of two things. They list parcels on the MLS through an agent, who adds a commission, or they sell for cash only, which rules out nearly everyone who does not have several thousand dollars sitting around. We do neither.

We buy land ourselves, directly from owners who need to sell. Sometimes they inherited a lot they have never seen. Sometimes they have paid taxes for years on a parcel they will never use and want out. Sometimes they just need money faster than the MLS can deliver it. We pay cash, we close quickly, and because we buy at a discount we can sell at one. You can read more about that on the FAQ.

Then we finance it ourselves. Owner financing is the part of the business we care most about, because it is what makes land ownership possible for people a bank would never talk to. We do not check credit. We do not verify employment. You decide whether the monthly payment fits your budget, and that decision is the approval. You put down $99, pay a $199 document fee, sign a Contract for Deed, and start paying. When it is paid off, the deed goes in your name. Pay it off early and you save the interest; we do not charge a penalty for that and never will. The details, including the 16% interest rate and the late fee, are all laid out on the Owner Financing page.

Why the contract has rules

We want to be candid about something, because it explains the strict language you will find in our contract.

Our contract used to be simpler. Then some buyers decided that "making payments" meant "owning it already." They broke local laws on parcels they had not paid off: living on them, altering them, leaving things on them. Because Lotvestors LLC was still the owner of record, the liability landed on us, not on them. We dealt with the fines, the cleanup, and the paperwork.

So the contract now says, in plain terms, that until the parcel is paid off you will not live on it, camp on it, alter it, build on it, clear it, fence it, or leave anything on it, and that you will follow every applicable code. Any cost of fixing a violation is yours. If you break those rules, you are in default. It is not that we distrust you. It is that we own the land while you are paying for it, and we are the ones who get the letter from the county. Most buyers never come anywhere near those rules. They exist because of the few who did.

What the BBB rating means to us

We are a BBB A+ rated company since 2015, with zero complaints in all that time. We do not say that to brag. We say it because in a business where "cheap land" and "scam" get typed into the same search bar, it is one of the few outside signals a stranger can check. Thousands of transactions, zero complaints. We intend to keep it that way, which is also why we spend so much of this website telling you what our parcels are not good for.

Sarasota is home

We live here, we buy here, and we have watched this part of Florida change for years. We have seen swampy parcels with "Conservation Area" signs become shopping centers, and we have seen wetlands along I-75 become apartments. That firsthand experience is where our view on buy-and-hold land comes from. We wrote it up in Is this useless land? if you want the longer version.

Reading this far already puts you ahead of most buyers, who never learn this much about the person selling them land. The next step is easy: look at the available parcels, read the listing all the way through, and if you have a question we have not answered, contact us and we will give you a straight answer.

What we stand on

1

Honesty first

Everything we know about a parcel goes in the listing: the parcel number, the taxes, whether there is a road, whether there is power, and whether we think you should even try to visit it. If a fact is missing, it is because we do not have it, and we will say so rather than guess.

2

We own it, we finance it

No agents, no brokers, no commissions layered on top. Lotvestors LLC holds title to every parcel on this site and carries the financing itself. That is why we can say yes to buyers a bank would turn down, and why the price you see is the price, not a number an intermediary padded on the way to you.

3

Approval means you can afford the payment

We do not run credit, and we do not want to. The only test is whether you can make the monthly payment without hardship, and you are the one who knows that. We would rather you pick a smaller parcel you can pay off early than a bigger one that keeps you up at night.

4

Patience is the product

Buy-and-hold land is slow by design. Low price, low taxes, nothing to maintain, and years for growth to arrive, if it arrives. We are not selling excitement or a quick flip. We are selling a hard asset you can afford to sit on, and the honest advice to sit on it.

We are not agents. We are the owners.

Real estate agents list other people's property and earn a commission when it sells, which means the price you pay has their cut built into it. We do not work that way. Lotvestors LLC holds title to every parcel on this site. When you reserve one, you are dealing with the owner, and nobody between us is taking a percentage.

Most of our parcels never appear on the MLS at all. We find them the other way around: landowners come to us. Some inherited a lot they have never seen and do not want to keep paying taxes on. Some need money faster than a listing can produce it. Some simply want a clean, quick sale with no showings and no waiting on a buyer's mortgage. We buy for cash, we close fast, and because we solve a problem for the seller, we buy at a discount.

That discount is why our prices look the way they do. We are not marking parcels down from some imaginary retail figure; we are pricing off what we paid plus a fair margin, with no commission on top. We are also not keeping the good ones for ourselves. We keep the parcels we want to hold, and we sell the rest through this site, with the same owner financing terms on every one.

If a parcel looks too cheap to be real, the fix is not to trust us. It is to look up the parcel number on the county property appraiser's site, call Planning and Zoning, and read the FAQ. Then decide.

What we promise, and what we will not

We will tell you everything we know about a parcel. That means the parcel number, the county, the size, the annual taxes, the road situation, the utilities (usually none), what the zoning is if we know it, and whether we think you can physically get to it. If a listing photo is a stand-in for the general area rather than the exact parcel, we say so. If we have not personally walked a parcel, we say that too.

We will tell you to verify it. Our information is believed reliable, but it is not guaranteed, and the only people who can answer "can I build here" or "can I camp here" are at the county Planning and Zoning office. Call them before you pay us. Every payment is non-refundable and every parcel is sold as-is, where-is, so the checking has to happen first.

We will not promise appreciation. We think central Florida land in the path of growth is a sensible thing to own, and we own plenty of it ourselves, but we cannot tell you what any parcel will be worth in five or fifteen years and we will not pretend to. Any opinion of future value we offer is a courtesy, not a forecast. Land can go down as well as up.

We will not pressure you. There is no countdown timer, no "only two left," no salesperson calling you back. If you are not sure, wait. Questions get a plain answer: ask them here. The parcels will either be here or they will not, and either way you should buy only when you are certain.

Questions about who we are

Are you an agent who lists land for sale?
No. We are not agents or brokers, and we do not mark up someone else's land to earn a commission. Lotvestors LLC owns every parcel we sell. When you reserve a property, you are dealing with the owner of record, and the Contract for Deed is between you and us. You can confirm ownership yourself by looking up the parcel number on the county Property Appraiser website; the owner shown will be Lotvestors LLC.
Do you buy land as well as sell it?
Yes. Lotvestors LLC has been buying and selling Florida land since 2015, with thousands of transactions across 23 Florida counties. Most of what we sell came from landowners who contacted us directly because they wanted a quick, simple cash sale instead of listing with an agent. If you own vacant land in Florida and want an offer, send us the county and parcel number through the contact page and we will look at it. We are a BBB A+ rated company since 2015.
How do I know the parcel really exists and that you own it?
Every listing shows the parcel number. Go to the Property Appraiser website for that county, search the parcel number, and you will see the owner of record (Lotvestors LLC), the acreage, the legal description, the assessed value, the tax history and an aerial photo. Most counties also have a GIS map that shows the parcel outline. This takes five minutes and it is the single best piece of due diligence you can do. We list the number so you can check.
How are these properties different from the ones on the MLS?
Most of the parcels on our site never appear on the MLS. The MLS (Multiple Listing Service) is where real estate agents list property for sale. We work directly with landowners who want to sell, often because we can solve their problem faster and cheaper than a listing would. We buy the parcel for cash, and then we resell it here, usually with owner financing. So what you see on the Available Parcels page is inventory we own, priced by us, without an agent's commission built in.
Are the listing photos of the actual parcel?
Not always. Many of our parcels have no physical access, so photos may be representative of the typical terrain, plants and wildlife of the general area rather than the specific parcel. Where we have real photos of the parcel we say so. The aerial view on the county Property Appraiser site, or the GPS coordinates on the listing dropped into a satellite map, will show you the actual piece of ground. Please look at those before you reserve, and never buy any land from anyone based on photos alone.
Why are your properties so cheap?
Two reasons. First, we buy directly from landowners who need or want to sell, often for cash and quickly, so we buy at a discount and pass part of that discount to you. Second, cheap land is usually cheap for concrete reasons: no maintained road, no utilities, not buildable today, or a rural location. We tell you what we know about each parcel on its listing. A low price is a description of what the land is today, not a promise about what it will be worth later.
