About this parcel

These two adjoining one acre lots (two acres total) are situated right near the critical commercial interchange at I-4 and 27 (SR 400) and just off of Old Grade Road.

Located near the Walmart Distribution Center, Amazon Distribution Center, Fedex and many other huge commercial interests, this is a great buy and hold property.

This property is part of my Investment Acreage Program. A lot that has been hand picked for its investment potential. It is not "buildable" at this time. You cannot put a mobile home on it or live in an RV on it. You cannot use it for storage, as a parking lot or anything similar. If you can access it, there is a possibility it could have recreational uses such as camping, ATVs, etc, but that is not the main purpose of this property. It is an investment in the future growth of Florida. Over 1000 people move to Florida EVERY DAY. This means great things for people who invest in land. My Investment Acreage lots are chosen because they are extremely inexpensive and they have extremely low property taxes. This makes them easy to buy and hold. The stock market will eventually crash. Gold and Silver are not dependable investments and Bitcoin is not an investment at all. Buying and holding land creates wealth and is a real asset. Don't wait to buy land. Buy land and wait!

The area

These two lots adjoin, which is unusual in our inventory and worth something on its own: two acres in one contiguous piece, off Old Grade Road on the east side of Polk City, in the belt of platted subdivisions that surround the I-4 and US 27 interchange. The road in front is rural and lightly traveled. The streets platted around the lots themselves were never built, so getting onto the parcel means a trail or a walk in from the road frontage, not a driveway.

The interchange is the reason this parcel is on the site. US 27 at I-4 became one of Central Florida's logistics hubs over the last decade: Walmart's two building e-commerce fulfillment center opened there in Davenport in 2017, Amazon operates on the same corridor, and FedEx and other distribution users sit near the interchange. West of that, the I-4 and SR 559 interchange at Polk City was rebuilt in 2017. Growth reaches this area from Lakeland on one side and the Four Corners area on the other, and land between the two has been drawn into it for years.

Polk City itself is a small town on the north shore of Lake Agnes, where State Road 33 meets State Road 559 a mile or so north of the interstate. The county seat is Bartow. Much of the land east of town lies inside the Green Swamp Area of Critical State Concern, a 560,000 acre region the state has protected since 1974 because it recharges the Floridan aquifer. Development rules inside the boundary are stricter than elsewhere in Polk County, which is part of why one acre lots here stayed cheap and undeveloped.

The ground is Green Swamp flatwoods: slash pine over saw palmetto, with cypress heads and wet prairie in the low spots and standing water after summer rains. Bring boots and a GPS.

Before you reserve, confirm with Polk County Land Development what the zoning and future land use allow, whether the lots fall inside the Green Swamp boundary, and what the platted rights of way mean for legal access. Check the FEMA flood map and the Property Appraiser record. Then read how land banking works in Florida, because that is the use this parcel is priced for.

Questions to settle before you reserve

What does road access: easements mean?
It means the parcel has legal access on paper but not a constructed road on the ground. In the old platted subdivisions where many of our parcels sit, the developer recorded 25 or 30 foot wide rights of way between the lots. Those easements guarantee that a road could legally be built someday and that you are not landlocked in the legal sense. They do not mean you can drive to the parcel today. Treat easements as an investment feature, not a driveway.
Can I build, camp, or park an RV on the parcel?
Not during the contract. While you are making payments, you cannot live on the land, place a mobile home or RV, build anything, clear, fence, or store items there. After the parcel is paid off and deeded to you, what you can do is up to county zoning and land use rules, and most of our investment acreage is not buildable at this time. If building or camping is your goal, call the county Planning and Zoning office about the specific parcel number before you reserve it.
What is a Contract for Deed, and when do I get the deed?
A Contract for Deed, also called a Land Contract, is an installment sale. While you are making payments, the parcel stays titled in our company name, Lotvestors LLC, and you hold a contractual right to buy it. When the balance is paid in full, we prepare a deed in your name and record it with the county, and the parcel is officially yours. The contract itself is not recorded in the public records. A sample contract is available before you reserve; ask for one on the contact page.
What does not buildable at this time mean?
It means that, as far as we know, the county will not issue a permit to build a home on the parcel today, usually because there is no constructed road, no utilities, or the area was never developed. Our Investment Acreage Program parcels are sold for buy-and-hold investment on exactly that basis. Whether a parcel ever becomes buildable depends on future development, county decisions and infrastructure that may or may not arrive. We cannot predict that, and we do not promise it.
What does the $99 down payment cover?
The $99 is your down payment on the purchase price and it reserves the parcel for you. It comes off the cash price, so on a $4,999 parcel you finance $4,900. It does not cover the $199 document fee, which is separate. Reserving holds the parcel for 24 hours while the invoice comes to you; paying it takes the parcel off the market and starts the clock: within two business days you receive the contract by email, and you have seven days to sign it. Like all payments, the $99 is non-refundable.
