About this parcel
Two adjoining one acre lots, 2.01 acres in all under one parcel number, in Unit 1 of Orlando Pines just east of Polk City. The parcel sits one lot back from Old Grade Road, and the Old Grade Road interchange with Interstate 4 is a short distance away, which puts this ground roughly halfway between Tampa and Orlando on the busiest stretch of the I-4 corridor.
This is an Investment Acreage Program parcel: land bought to hold, not to build on. It is not buildable at this time. There is no road built to the lot line, so it cannot be used for a mobile home, an RV, storage, or parking, and while the Contract for Deed is in force none of those uses are allowed in any case. If you can get onto it, some recreational use such as camping or riding may be possible, but that is a bonus and not the reason to buy it.
The reason to buy it is the position. Two acres in one piece, one lot off a maintained county road, next to an interstate interchange in a corridor where distribution centers, warehouses and new rooftops have been filling in from both the Lakeland side and the Davenport side for a decade. Property taxes were $13.19 for the year, so holding it costs almost nothing while you wait.
Power runs along Old Grade Road. Water would be by well and sewer by septic, which on this parcel means there is neither today. Zoning and future land use are a question for Polk County Land Development, and we encourage you to ask them before you reserve.
The terms are the same as every parcel on this site: $99 down, a $199 document fee, $176.77 a month for seven years at 16% interest with no credit check and no prepayment penalty, or $8,999 cash. The aerial photos show the parcel outlined in red; the ground photos were taken on Old Grade Road and in the surrounding flatwoods.
The area
Orlando Pines was platted in several units along the east side of Polk City, and Unit 1 is the one closest to Old Grade Road, the county road that runs from State Road 33 south toward the interstate. The lots in Unit 1 are the easiest in the subdivision to reach: Old Grade Road is paved and maintained, power lines run along it, and this parcel sits one lot behind that frontage rather than deep in the plat where the streets were drawn but never built.
The interchange is what sets this parcel apart from the rest of Orlando Pines. Interstate 4 crosses Old Grade Road here, and the oblique aerials on this listing show the ramps a short way from the outlined lots. Traffic for the sand mine and the properties along Old Grade Road uses this exit every day. To the north, the Hilochee Wildlife Management Area and the Green Swamp keep the land open; to the south and east, the US 27 corridor through Davenport has become one of Central Florida's logistics hubs, with Walmart, Amazon and FedEx all operating within a few exits.
Polk City itself is a small town on Lake Agnes where State Road 33 meets State Road 559. Bartow is the county seat and Lakeland, the county's largest city, is about fifteen miles southwest. The Green Swamp Area of Critical State Concern, which the state designated in 1974 to protect the aquifer, covers much of the land around the town, and the building rules inside its boundary are part of why one acre lots here have stayed cheap and empty.
The ground is Green Swamp flatwoods: slash pine over saw palmetto and wax myrtle, with wet prairie in the low spots and standing water after the summer rains. Expect to walk in from Old Grade Road with boots on.
Before you reserve, ask Polk County Land Development what the zoning and future land use allow, whether the parcel lies inside the Green Swamp boundary, and what the platted right of way between the road and this lot means for legal access. Pull the FEMA flood map and the Property Appraiser record under parcel 26-26-30-000000-014150. Then read how land banking works in Florida, because that is the use this parcel is priced for.
What happens after you click reserve

Questions to settle before you reserve
- What does the $99 down payment cover?
- The $99 is your down payment on the purchase price and it reserves the parcel for you. It comes off the cash price, so on a $4,999 parcel you finance $4,900. It does not cover the $199 document fee, which is separate. Reserving holds the parcel for 24 hours while the invoice comes to you; paying it takes the parcel off the market and starts the clock: within two business days you receive the contract by email, and you have seven days to sign it. Like all payments, the $99 is non-refundable.
- Can I visit the property before I buy?
- You are welcome to try, but for many of our parcels we do not recommend it. Some parcels have no physical road access: they sit inside subdivisions where the streets were platted but never built, and the only way in is a trail through someone else's land, or nothing at all. Each listing states what we know about road access. Where a parcel has a maintained road or a known trail, the GPS coordinates on the listing will get you there. Where it says no access, please believe it.
- Are the listing photos of the actual parcel?
- Not always. Many of our parcels have no physical access, so photos may be representative of the typical terrain, plants and wildlife of the general area rather than the specific parcel. Where we have real photos of the parcel we say so. The aerial view on the county Property Appraiser site, or the GPS coordinates on the listing dropped into a satellite map, will show you the actual piece of ground. Please look at those before you reserve, and never buy any land from anyone based on photos alone.
- What does road access: easements mean?
- It means the parcel has legal access on paper but not a constructed road on the ground. In the old platted subdivisions where many of our parcels sit, the developer recorded 25 or 30 foot wide rights of way between the lots. Those easements guarantee that a road could legally be built someday and that you are not landlocked in the legal sense. They do not mean you can drive to the parcel today. Treat easements as an investment feature, not a driveway.
- Can I use the property while I am making payments?
- Mostly no. To keep our risk and liability low enough to offer owner financing at these prices, the contract includes these rules while you are paying:
- You will not live on the property or let anyone else live on it.
- You will not alter the property without our written consent, including clearing it, adding structures or fences, or leaving items on it.
- You will comply with all building, zoning, health and other applicable codes.
- Any cost to correct a violation, including cleanup, fines and permits, is yours.
- You will not record the contract in any public records.
- Breaking any of these rules puts you immediately in default.
