About this parcel

This property is solely for investment. It is for "Land Banking", which means buying and holding land for future appreciation.

If you do not understand what land banking is, please either research it or contact me directly with your questions. Or read on...

This is not for building a home or putting a mobile home on or dragging a camper onto.

Although there are two Florida Statutes that guarantee legal access to this property when the time comes, there is no current physical access. I do not recommend trying to get out to the property to see it.

This 2 1/2 acre tract is strategically located between State Road 11 and I-95 and between 40 and 92. It is to the west of Daytona International Speedway. It is in the path of growth from every direction.

It is a hard asset you can get started with NOW for less than $4 a day. You can either waste that $4 at Starbucks or something similar or you can put it towards 2 and a half acres of land for the future.

So here is the question I will inevitably get and the answer to it:

"But Mike... why on earth would I buy a property I can't use right now? Why can't I build a ramshackle cabin on it or drag my old rusted out camper on it and live there? You are saying I can't I store all my junk on it or park my semi on it? What's the point of buying it then?"

This property is part of my Investment Acreage Program. A lot that has been hand picked for its investment potential. It is not "buildable" at this time. You cannot put a mobile home on it or live in an RV on it. You cannot use it for storage, as a parking lot or anything similar. If you can access it, there is a possibility it could have recreational uses such as camping, ATVs, etc, but that is not the main purpose of this property. It is an investment in the future growth of Florida. Over 1000 people move to Florida EVERY DAY. This means great things for people who invest in land. My Investment Acreage lots are chosen because they are extremely inexpensive and they have extremely low property taxes. This makes them easy to buy and hold. The stock market will eventually crash. Gold and Silver are not dependable investments and Bitcoin is not an investment at all. Buying and holding land creates wealth and is a real asset. Don't wait to buy land. Buy land and wait!

The area

DeLeon Springs is an unincorporated community in western Volusia County on US 17, north of DeLand, the county seat. It is best known for De Leon Springs State Park and for Lake Woodruff National Wildlife Refuge, which lies off US 17 about 25 miles west of Daytona Beach. State Road 11 starts at US 17 in northern DeLand and runs north through farmland and timber toward Bunnell, crossing State Road 40 near DeLeon Springs. East of SR 11 the land runs out to Interstate 95 with very little in between.

The tract we sell here sits in that gap: between SR 11 and I-95, and between SR 40 to the north and US 92 (International Speedway Boulevard) to the south, west of Daytona International Speedway. The aerial shows exactly what it is, a rectangle in a grid of platted lot lines drawn across unbroken forest with no roads. This part of Volusia County was carved into paper subdivisions decades ago. Volusia County now runs a Small Lot Acquisition Program under Volusia Forever aimed at antiquated platted subdivisions with little or no physical access or infrastructure, which tells you how the county views these plats.

Nearby public land is the reason the area looks the way it does. Tiger Bay State Forest covers more than 27,000 acres between Daytona Beach and DeLand and protects the Tomoka River watershed. Lake Woodruff refuge sits to the west. Between the two, the private land is mostly pine flatwoods, cypress strands and bay swamps that hold water for months of the year.

Growth is real but it is on the edges: DeLand along US 17 and I-4, and the Daytona Beach and Ormond Beach side along I-95. Our listing calls it in the path of growth from every direction, which is a fair description of the map, but not a promise of when.

There is no physical access to this tract and we tell buyers not to try to hike in. Florida law gives a landlocked owner a statutory path to access, but have a Florida real estate attorney explain what that means before you count on it. Ask Volusia County Growth and Resource Management about zoning and future land use, ask Environmental Management whether the parcel is mapped as wetland, and pull the FEMA flood map. This is a pure buy and hold parcel; here is how land banking works and why the taxes on it are so low.

Questions to settle before you reserve

Are the listing photos of the actual parcel?
Not always. Many of our parcels have no physical access, so photos may be representative of the typical terrain, plants and wildlife of the general area rather than the specific parcel. Where we have real photos of the parcel we say so. The aerial view on the county Property Appraiser site, or the GPS coordinates on the listing dropped into a satellite map, will show you the actual piece of ground. Please look at those before you reserve, and never buy any land from anyone based on photos alone.
What does road access: easements mean?
It means the parcel has legal access on paper but not a constructed road on the ground. In the old platted subdivisions where many of our parcels sit, the developer recorded 25 or 30 foot wide rights of way between the lots. Those easements guarantee that a road could legally be built someday and that you are not landlocked in the legal sense. They do not mean you can drive to the parcel today. Treat easements as an investment feature, not a driveway.
Is the $298 refundable if I change my mind?
No. The $99 down payment and the $199 document fee are non-refundable once paid, and so is every monthly payment after that. This is stated on every listing, on our Terms page and on the Owner Financing page. Please do your homework before you reserve: look up the parcel number, call the county Planning and Zoning office, and read the contract terms. If you have questions, ask them first. We would rather talk you out of a parcel than refund one.
What does not buildable at this time mean?
It means that, as far as we know, the county will not issue a permit to build a home on the parcel today, usually because there is no constructed road, no utilities, or the area was never developed. Our Investment Acreage Program parcels are sold for buy-and-hold investment on exactly that basis. Whether a parcel ever becomes buildable depends on future development, county decisions and infrastructure that may or may not arrive. We cannot predict that, and we do not promise it.
Who pays the property taxes during the contract?
We do, and then we invoice you. Once a year we pay the county property tax bill on the parcel because it is still titled in our name. We then send you an invoice for the amount, which you pay on top of your regular monthly payment. Taxes on most of our investment acreage are very low, often under $50 a year, and the current annual amount is shown on each listing. After you pay off and the deed is in your name, the tax bill comes directly to you.
