About this parcel
This huge tract of land lies halfway between Orlando and Tampa. Growth is pushing towards this area from every direction. This acreage is part of a development named Valhalla Acres that has not been completed.
Roads were not constructed but there are 25 foot right of ways throughout, guaranteeing legal access. There are also trails throughout the area but access to this land would be difficult at best at this time. While there could possibly be recreation purposes for this land, it is being sold as a buy and hold investment.
This property is part of my Investment Acreage Program. A lot that has been hand picked for its investment potential. It is not "buildable" at this time.
You cannot put a mobile home on it or live in an RV on it. You cannot use it for storage, as a parking lot or anything similar. If you can access it, there is a possibility it could have recreational uses such as camping, ATVs, etc, but that is not the main purpose of this property.
It is an investment in the future growth of Florida. Over 1000 people move to Florida EVERY DAY. This means great things for people who invest in land.
My Investment Acreage lots are chosen because they are extremely inexpensive and they have extremely low property taxes. This makes them easy to buy and hold. The stock market will eventually crash.
Gold and Silver are not dependable investments and Bitcoin is not an investment at all. Buying and holding land creates wealth and is a real asset. Don't wait to buy land.

The area
Valhalla Acres is a platted subdivision of acreage tracts in the countryside around Polk City, in northern Polk County, roughly halfway between Orlando and Tampa along the Interstate 4 corridor. Local listings place it near Old Grade Road, the same rural road that serves Orlando Pines and the other paper subdivisions east of town. Polk City itself sits at the junction of State Road 33 and State Road 559 on Lake Agnes, with SR 559 connecting to I-4 at exit 44. The county seat is Bartow.
The development was never completed. Roads were not built, but the plat left 25 foot rights of way between the tracts, which is what gives an owner legal access even when there is no road you can drive. There are trails through the area, used mostly by people on four wheelers and hunters, and other sellers describe the higher ground here as suitable for 4x4 use, hunting or camping. Our own listing is blunt about it: reaching the tract today would be difficult at best, and it is sold as a buy and hold investment, not a weekend camp.
Why did it stall? Polk City is the gateway to the Green Swamp, a 560,000 acre Area of Critical State Concern designated by the state in 1974 to protect Central Florida's groundwater recharge. Land use rules inside that area are stricter than elsewhere in the county, much of the ground is seasonally wet, and no developer has found it worth running paved roads and power through a plat of scattered owners.
What has changed is the corridor. I-4 between SR 33 and US 27 crosses this same swamp, and at the US 27 end Walmart opened a large e-commerce fulfillment center in Davenport in 2017, with an Amazon facility on the same corridor. Growth has clearly reached the edges of the Green Swamp, even if it has not reached these tracts.
The land is pine flatwoods, palmetto and cypress with wet spots in the rainy season. Before you buy, ask Polk County Land Development what the zoning and future land use permit, whether the tract lies inside the Green Swamp Area of Critical State Concern, and what the platted rights of way mean in practice. Check the FEMA flood map and the Property Appraiser record for the parcel number. If you are new to buy-and-hold land, read how our process works first.
Important! Please read: Any questions of what you can or cannot build, can or cannot do on the property should be directed to the county Planning and Zoning Department. Everything we know about the property is listed here.

Questions to settle before you reserve
- Is the $298 refundable if I change my mind?
- No. The $99 down payment and the $199 document fee are non-refundable once paid, and so is every monthly payment after that. This is stated on every listing, on our Terms page and on the Owner Financing page. Please do your homework before you reserve: look up the parcel number, call the county Planning and Zoning office, and read the contract terms. If you have questions, ask them first. We would rather talk you out of a parcel than refund one.
- Can I use the property while I am making payments?
- Mostly no. To keep our risk and liability low enough to offer owner financing at these prices, the contract includes these rules while you are paying:
- You will not live on the property or let anyone else live on it.
- You will not alter the property without our written consent, including clearing it, adding structures or fences, or leaving items on it.
- You will comply with all building, zoning, health and other applicable codes.
- Any cost to correct a violation, including cleanup, fines and permits, is yours.
- You will not record the contract in any public records.
- Breaking any of these rules puts you immediately in default. - How do I know the parcel really exists and that you own it?
- Every listing shows the parcel number. Go to the Property Appraiser website for that county, search the parcel number, and you will see the owner of record (Lotvestors LLC), the acreage, the legal description, the assessed value, the tax history and an aerial photo. Most counties also have a GIS map that shows the parcel outline. This takes five minutes and it is the single best piece of due diligence you can do. We list the number so you can check.
- What does not buildable at this time mean?
- It means that, as far as we know, the county will not issue a permit to build a home on the parcel today, usually because there is no constructed road, no utilities, or the area was never developed. Our Investment Acreage Program parcels are sold for buy-and-hold investment on exactly that basis. Whether a parcel ever becomes buildable depends on future development, county decisions and infrastructure that may or may not arrive. We cannot predict that, and we do not promise it.
- Are the listing photos of the actual parcel?
- Not always. Many of our parcels have no physical access, so photos may be representative of the typical terrain, plants and wildlife of the general area rather than the specific parcel. Where we have real photos of the parcel we say so. The aerial view on the county Property Appraiser site, or the GPS coordinates on the listing dropped into a satellite map, will show you the actual piece of ground. Please look at those before you reserve, and never buy any land from anyone based on photos alone.
