About this parcel
Here is an incredible, 4 lot package of land off of I-4 and Old Grade Road in Polk City, close to the I-4 and 27 interchange! This package consists of one lot directly on Old Grade Road (VERY difficult to find) and four additional lots off of the road, for a total of 3.46 acres! The properties are all separate, not next to each other, but have been combined into one parcel number for significant tax savings, which should amount to less than $20 per year!
Right off of I-4 and smack dab in the middle of Orlando and Tampa, growth is approaching these properties from all directions. The properties are not "buildable" at this time (although there could be a possibility to build on the lot directly on Old Grade Road but you would need to discuss the possibility with the county) The lots off the road would be difficult to access at best at this time, but that is not the purpose of buying this package. This is for investment in the future growth of the area which is BOOMING! The low down payment, low monthly payments, and ridiculously low taxes make it excellent to buy and hold and wait for a call or letter from a developer!
The area
Orlando Pines is an unrecorded subdivision of one acre lots laid out in several units east of Polk City, along and behind Old Grade Road. The lots in this package come from Units 1 through 4, which is why they are scattered rather than side by side: the county has combined them under one parcel number for tax purposes, but on the ground they are separate pieces. Old Grade Road is a rural road a few miles from the interstate, and the lot that fronts it is the only one of the five you could reasonably drive to today. The rest sit behind it on platted rights of way that were never built.
Polk City is the nearest town. It sits on the north shore of Lake Agnes where State Road 33 meets State Road 559, with Interstate 4 just to the south at exit 44. Bartow is the county seat. The town calls itself the gateway to the Green Swamp, a 560,000 acre Area of Critical State Concern that Florida designated in 1974 to protect one of Central Florida's main water recharge regions. Wetlands, the Green Swamp rules and the cost of running power and roads across low ground are why plats like Orlando Pines stalled, and all three apply here.
What has changed is the corridor, not the subdivision. The I-4 and SR 559 interchange at Polk City was rebuilt in 2017. A few exits east, Walmart opened a two building e-commerce fulfillment center at US 27 and I-4 in Davenport the same year, Amazon runs a facility on the US 27 corridor, and FedEx and other distribution users have followed. None of that puts a road into these lots. It does put a lot of trucks, jobs and new rooftops within a short drive of them.
Expect pine flatwoods with palmetto, cypress heads, wet prairie and standing water in the wet season. You find these lots by GPS, not by street address.
Ask Polk County Land Development three things before you buy: what the zoning and future land use allow, whether the parcel is inside the Green Swamp Area of Critical State Concern, and whether the platted rights of way give you legal access even without a physical road. Pull the FEMA flood map and the Property Appraiser record too. This is a buy-and-hold package; read how land banking works in Florida before you decide the price is right.

Questions to settle before you reserve
- What is a Contract for Deed, and when do I get the deed?
- A Contract for Deed, also called a Land Contract, is an installment sale. While you are making payments, the parcel stays titled in our company name, Lotvestors LLC, and you hold a contractual right to buy it. When the balance is paid in full, we prepare a deed in your name and record it with the county, and the parcel is officially yours. The contract itself is not recorded in the public records. A sample contract is available before you reserve; ask for one on the contact page.
- How do I know the parcel really exists and that you own it?
- Every listing shows the parcel number. Go to the Property Appraiser website for that county, search the parcel number, and you will see the owner of record (Lotvestors LLC), the acreage, the legal description, the assessed value, the tax history and an aerial photo. Most counties also have a GIS map that shows the parcel outline. This takes five minutes and it is the single best piece of due diligence you can do. We list the number so you can check.
- Is the $298 refundable if I change my mind?
- No. The $99 down payment and the $199 document fee are non-refundable once paid, and so is every monthly payment after that. This is stated on every listing, on our Terms page and on the Owner Financing page. Please do your homework before you reserve: look up the parcel number, call the county Planning and Zoning office, and read the contract terms. If you have questions, ask them first. We would rather talk you out of a parcel than refund one.
- Can I use the property while I am making payments?
- Mostly no. To keep our risk and liability low enough to offer owner financing at these prices, the contract includes these rules while you are paying:
- You will not live on the property or let anyone else live on it.
- You will not alter the property without our written consent, including clearing it, adding structures or fences, or leaving items on it.
- You will comply with all building, zoning, health and other applicable codes.
- Any cost to correct a violation, including cleanup, fines and permits, is yours.
- You will not record the contract in any public records.
- Breaking any of these rules puts you immediately in default. - Who pays the property taxes during the contract?
- We do, and then we invoice you. Once a year we pay the county property tax bill on the parcel because it is still titled in our name. We then send you an invoice for the amount, which you pay on top of your regular monthly payment. Taxes on most of our investment acreage are very low, often under $50 a year, and the current annual amount is shown on each listing. After you pay off and the deed is in your name, the tax bill comes directly to you.
